Beverly Hills combines some of the oldest residential streets on the Westside with mid-century hillside neighborhoods and large new construction, under city rules that differ from LA's.

• City of Beverly Hills permitsElectrical permits are issued by the city's Building and Safety Division on Rexford Drive, not LADBS. Larger electrical scopes go through the city's plan review, where drawings may need an engineer's stamp, so we sort out what the job requires before work starts.
• Edison power, not LADWPUnlike neighboring parts of Los Angeles, Beverly Hills is on Southern California Edison lines. Residents may buy their electricity through Clean Power Alliance, but service upgrades are scheduled with SCE, which owns the meter and the connection to the house.
• 1920s and '30s homes in the FlatsMuch of the Flats between Sunset and Santa Monica Blvd was built out in the 1920s and '30s. Houses of that age can still have original branch wiring, ungrounded outlets and panels that were added onto for decades, so we test what's there before adding new loads.
• Trousdale and mid-century housesTrousdale Estates was developed from the mid-1950s into the '60s with modernist homes. Glass walls, flat roofs and post-and-beam framing leave little room for new wire, so we plan routes for lighting, keypads and access points carefully and use wireless Lutron controls where cable can't go.
• Hillside fire zone north of SunsetThe hillside part of the city north of Sunset is mapped as a Very High Fire Hazard Severity Zone, and the Beverly Hills Fire Department inspects those properties for brush clearance every year. If your insurer asks about an older panel or wiring, we can inspect, replace it under permit and document the work.
• Landmark propertiesBeverly Hills keeps a local register of historic properties, and exterior changes to a designated landmark go through the Cultural Heritage Commission. We keep cameras, outdoor access points and lighting discreet, and prepare details for review when a landmark needs approval.
